<br /> Mr. Jacobson indicated that this parcel contains 3,700 square <br /> feet and is located on the west side of Mistletoe. The property <br /> e is vacant and there are no significant natural characteristics. <br /> There is a PUD, Bailey Meadows, on the north side of the property. <br /> On the west side, a parcel was recently rezoned from RA to R-2/SR <br /> zoning with single-family residential properties. The R-2/SR <br /> zoning would permit 13 units on the subject property. <br /> Mr. Haws asked what the density of the property to the north <br /> was and how many units per acre are allowed. Mr. Jacobson <br /> responded that there are up to 16 units per acre allowed. Ms. <br /> Schue asked if the reason for suggesting inclusion of site review <br /> procedures was to state that access would only be from Bailey <br /> Hill Road. Mr. Jacobson indicated that this recommendation came <br /> from Commissioner Thwing; it is not a staff recommendation. <br /> Ms. Smith asked if access is going to be from both Bailey Hill <br /> Road and Mistletoe. She asked if there was a possibility of <br /> eliminating Mistletoe as an access street. Mr. Jacobson stated <br /> that that might be difficult since that is the only frontage, <br /> especially if the property should be sold before it would be <br /> developed. <br /> No ex parte contacts or conflicts of interest were noted. <br /> Staff notes and minutes were entered into the record. <br /> - Public hearing was opened. <br /> Speaking in favor: <br /> Leon Jarnagin, the applicant, stated they can funnel most of <br /> the trattlc out onto Bal ley Hill Road if it is necessary. <br /> Speaking in opposition: <br /> Richard Plumb, 3465 West 15th, pointed out that there is a <br /> large sectlon north of Tax Lot 200 where there are 40 to 80 <br /> apartments on a lot which is zoned RA. He thinks that is an <br /> error. He would like the council to consider this carefully <br /> and what could happen if apartments go in. If this access on <br /> Mistletoe were allowed, it would create more confusion on an <br /> already busy street. <br /> There being no further testimony, public hearing was closed. <br /> Mr. Jacobson noted that the property to which Mr. Plumb referred <br /> is zoned RA and developed with a Planned Unit Development, and <br /> that is why there are apartments there. <br /> e <br /> 8/11/80--3 <br />
