Over the past five years,
community members, stakeholders and City staff have developed a plan to facilitate redevelopment of
the Walnut Station area.

The Planning Commission held a public hearing on the proposed Walnut Station implementing
ordinance on April 20, 2010, and took action after subsequent deliberations on May 24, 2010, to
unanimously recommend approval. The draft ordinance (Attachment A) reflects the changes the
Planning Commission recommended. A copy of the record materials including public testimony and
Planning Commission minutes is contained in a notebook that has been placed in the Council Office for
reference.

The City Council held a work session on June 9, 2010, to prepare for the upcoming hearing. The
purpose of this planning project is to facilitate development of a mixed-use center, to create
development and urban design standards for the mixed-use center, and to enable the transformation of
this area from the current auto-oriented development into a vibrant, pedestrian-friendly neighborhood.

Z:\CMO\2010 Council Agendas\M100621\S1006215.doc
