<br />th <br />Consistent with the 7 pillar of Envision Eugene, flexible and adaptable implementation are extremely <br />important given the degree of uncertainty regarding our future housing need. Ongoing monitoring of <br />factors such as actual population growth, the market demand for various housing types, and <br />affordability measures will be necessary to enable adjustments to the various implementation <br />strategies. <br /> <br />Following additional analysis by staff and the Technical Resource Group, a final land need <br />determination for single-family homes will be completed. This information, and a City Manager <br />recommendation, is expected to be brought before the Planning Commission in October and the City <br />Council in November. A public hearing will precede any action by the City Council. <br /> <br />Land Need for Industrial Lands <br />On March 9, the council directed staff to begin analyzing lands outside the current urban growth <br />boundary (UGB) for industrial land development and to schedule a council work session to review the <br />results of this analysis. Preliminary wetland information was completed and letters were sent to <br />specified property owners. This information was shared with the council at a work session on July 27. <br />Since that time, additional letters have been mailed to property owners and a majority of those <br />contacted have responded. This work session provides an opportunity to update the council on this <br />information. <br /> <br />Additionally, a reconfigured Economic Development Group has been brought together to assist staff <br />with developing strategy recommendations for our industrial land need that are consistent with the <br />Envision Eugene pillars and the JEO Regional Prosperity Plan. <br /> <br /> <br />RELATED CITY POLICIES <br /> <br />Growth Management Policies <br /> <br /> <br />COUNCIL OPTIONS <br /> <br />No formal action is required at this time. <br /> <br /> <br />CITY MANAGER’S RECOMMENDATION <br />No action is required on this item.
