As background, the following is a list of key tools/regulations in the Land Use Code that <br />address residential infill: <br /> <br />Sin2le- Familv zone (R-l) <br />. Partitions: Allows creation of 1 or 2 additional single-family lots (4,500 sq. ft. minimum lot <br />size). <br />. Subdivisions: Allows creation of 3 or more lots (4,500 sq. ft. minimum lot size). <br />. Cluster subdivisions: Allows creation of more compact development (reduced lots size), <br />provided R-1 density maintained and open space provided. <br />. Planned Unit Developments (PUDs): Allows wide range of flexibility related to lot <br />configuration and housing types (R-1 density still applies). <br />. Flag lots: Through the partition or subdivision process, allows creation of additionallot(s) <br />behind parent lot, with 15'-25' wide driveway access from the street (6,000 sq. ft. minimum lot). <br />. Rowhouse lots: Allows reduced lot size (1,600 sq. ft.) to accommodate attached rowhouse units. <br />. Secondary dwellings: Allows 800 sq. ft. second dwelling provided one of the 2 structures is <br />owner -occupied. <br />. Duplexes on established lots: Allowed on corner lots of8,000 sq. ft. or larger. <br />. Duplex/triplex/fourplex option: R-1 subdivisions can designate a limited number of lots for <br />multi-unit housing. <br /> <br />Multi-Familv zones (R-2. R-3. R-4) <br />. All provisions for R-1 zone apply in R-2, R-3 and R-4 zones. Duplex/triplex/fourplex and <br />secondary dwelling options not necessary as multi-family units permitted outright. <br />. Multi-family zones allow full range of housing types, provided proposals meet both minimum <br />and maximum density requirements. <br />. Multi-family projects (3 or more units) are subject to multi-family design standards.
