While there are other commercially zoned <br />parcels in the area, they have their own unique attributes and design constraints. To receive two <br />unsolicited offers, before any effort in marking was undertaken, is clear evidence that there is <br />commercial need for this property. With the redevelopment of the Gateway site, involving the tear <br />down of the Clarion Motel to make way for construction of the Best Buy Electronics Store, the <br />number of freeway oriented units has declined. With virtually no commercially zoned property left <br />at the Gateway Interchange, or the Coburg Interchange, the only potential site for a motel would be <br />at this Glenwood site if it is to serve the Eugene/Springfield community. <br /> <br />We urge the Planning Commission to grant the requests sought by the property owner to allow <br />immediate commercial development at this site. <br /> <br />Very truly yours, <br /> <br />Richard L.
