Vegetation on the site consists of grass areas and a mixture of predominantly <br />deciduous trees as evident in site photographs provided in the submitted application. <br />Also as indicated in the applicants' materials, the site consists of three parcels comprising <br />approximately 1.38 acres of land. The property is traversed by two public utility <br />easements running in a southeast-northwest direction. A 100' wide casement for Pacific <br />Power & Light provides for location of high voltage power lines and a steel electrical <br />support standard at the southwest comer of the site. A 50' wide EWEB easement <br />provides for location of power lines supported on metal poles. The developable portion <br />of the property is located between the easements. <br /> <br />The site is otherwise vacant and also contains no historic resources. The property <br />contains no identified Statewide Goal 5 natural resources. <br /> <br />I-5 is located to the north and north east of the site, with the Glenwood interchange <br />directly to the east. To the south and south east is the area designated for the <br />commercial/residential node in the Laurel Hill Plan. The commercial node is presently <br />vacant. Directly south along Laurel Hill Road, and to the east, areas are designated <br />Residential.
