That unit may be contained within the <br />primary structure on-site or it may be an external, stand-alone unit if it meets <br />the following criteria: <br />(a) Unit shall not be located between the primary structure and the front <br />property line, unless development in existence as of ____ [effective <br />date of ordinance] precludes compliance <br />. <br />(b)Unit shall be generally sited behind the primary structure except where <br />development in existence as of ________ [effective date of ordinance] <br />precludes compliance. <br />(2)Special Allowances for properties with frontage on major arterial streets <br />in the E-2 zone. <br />On lots with frontage on a major arterial street, the uses <br />allowed in Table 9.2450 subject to this standard shall not exceed 30,000 <br />square feet per development site. This square footage limitation shall apply <br />only to new development, and it shall not preclude reuse of existing buildings. <br />(3)Special Retail Trade Allowance when accessory and directly related to <br />the primary use in the E-1, E-2, I-2, and I-3 zones. <br />Commercial uses <br />allowed in Table 9.2450 subject to this standard can comprise up to 50 <br />percent of the total square footage of the primary use on the development site <br />and shall not exceed 30,000 square feet. The primaryemployment and <br />industrial use must comprise no less than 50 percent of the total square <br />footage. <br />(4)Special Allowances when independent from the primary use in the E-1 <br />and I-2 zones. <br />These uses shall not exceed the following square footage <br />limitations.The primaryemployment and industrial use must comprise no less <br />than 50 percent of the total square footage. <br />(a) In the E-1 Campus Employment zone, the uses can comprise up to 20 <br />percent of the total square footage of the primary use on a development <br />site. No single “Specialty Retail” establishment shall exceed 5,000 <br />square feet. <br />(b) In the I-2 Light Industrial zone, the uses can comprise up to 5,000 <br />square feet on development sites with frontage on an arterial street. <br />(5)Drug Treatment Clinic -Non-Residential. <br />Use is permitted on property <br />located within a quarter mile of a transit route. <br />(6)Use ofExisting Buildings. <br />Theaters with live entertainment and ballet, <br />dance, martial arts, and gymnastic school/academy/studioare conditionally <br />Ordinance -Page 19of 48 <br />
