See <br />EC 9.4960.). <br />(u)EC 9.4815 /WB Wetland Buffer Overlay Zone Siting Requirements. <br />(v)An uncodified ordinance establishing a site specific S-H Historic Special <br />Area Zone, a copy of which is maintained at the city’s planning and <br />development department. <br />Section 65. <br />Thefindings set forth in Exhibit Cattached to this Ordinance are adopted as <br />findings in support of this Ordinance. <br />Section 66. <br />Due to theCode amendmentsadopted by this Ordinance, it is necessary to <br />repeal Resolution No. 3862 and Resolution No. 3885.Therefore, Resolution No. 3862 and <br />Resolution No. 3885 are repealed as of the effective date of this Ordinance, and Map 9.8010 is <br />amended to reflect the repeal of those Resolutions as set forth in Exhibit Dattached to this <br />Ordinance. <br />Section 67. <br />Based on the findings set forth in Exhibit C (attached hereto and adopted as <br />findings in support of this Ordinance), the following limitation on the use of the land referenced <br />in Section 1, above, is hereby imposed: <br />Development on individual lots within the E-1 Campus Employment zone and the West <br />Eugene study area, including E-2 Mixed Use Employment and C-2 Community <br />Commercial zones, is limited in intensity to that which results in an equivalent or lesser <br />number of maximum peak hour vehicle trips as that allowed bythe zoning designation <br />that preceded the zone changes adopted by this Ordinance. The maximum peak hour <br />vehicle trips are based on the Trip Generation Manual from the Institute of <br />Transportation Engineers (ITE). <br />The trip cap numbers are aggregate for all the affected lots; each individual lot is limited <br />at the time of development to the maximum peak hour vehicle trips allowedby the prior <br />zone designation of that lot. The aggregate vehicular trip cap within the West Eugene <br />study area is 4,960 trips. The aggregate vehicular trip cap for the three discrete E-1 <br />Campus Employment zoned areas are as follows: Greenhill Technology Park –1250, <br />Willow Creek –1270, and Chad Drive –1370. <br />The City may allow a modification of the trip cap beyond this maximum number of peak <br />hour vehicle trips only if the applicant submits to the City a traffic impact analysis that <br />demonstrates that the proposed intensification of use would be consistent with the <br />Transportation Planning Rule(TPR) at OAR 660-12-0060.
