I have the following to offer in response to the comments. <br /> <br /> The council expressed concerns that a previous project, the Hilyard House, had many design features that <br /> changed after the project was approved by the council. It is our recollection that the initial design of the <br /> building did not change significantly. The final design had changed only as the building codes required due <br /> to property line setbacks, fire life safety and handicap accessibility requirements. Our records indicate that <br /> the building remained within the parameters of the original design. <br /> <br /> In regards to the design of the proposed Patterson House project; the intent is to construct the building with <br /> similar high quality finishes and security systems of the Hilyard House project. The current design includes <br /> private decks serving each unit, masonry veneer, high quality siding materials, long life roofing materials, <br /> and a substantial main entry off Patterson Street with the parking served by access from the alley to East of <br /> Patterson Street. It is the intent that these design features and amenities are followed as building codes allow <br /> through design and construction of the building. <br /> <br /> Furthermore the current trends in the construction industry are to build "green" buildings. Thought has been <br /> put into the quality of windows, high efficiency electrical, plumbing, heating and ventilating systems and <br /> high efficiency appliances. Many of the design features referred to above are in line with current "green" <br /> designs standards.
