<br />1. The Applicant must send a Notice of Planned Condominium Conversion to <br />tenants at the very beginning of the conversion permit process. This notice <br />advises tenants that the Applicant intends to apply to the City of Eugene for a <br />condominium conversion permit, which can occur 30 to 60 days after the <br />Notice of Planned Condominium Conversion is sent to tenants. <br /> <br />2. The Applicant must notify tenants in writing of the decisions of the City of <br />Eugene to approve or deny the permit. <br /> <br />3. The Applicant must post the permit application, including the affidavits and <br />information required in the Eugene Code and Administrative Rules, in the <br />building(s) to be converted, for tenant review. <br /> <br />The Riaht to Stay <br /> <br />All tenants in the building( s) have the right to stay in their rental unit for 120 days <br />from issuance of the Condominium Conversion permit. However, tenants can be <br />evicted for cause during either period. The tenant's right to terminate the <br />tenancy remains the same as it was prior to the notice. <br /> <br />Discrimination <br /> <br />The Applicant cannot discriminate in the sale or in the terms of the sale against <br />any person who was a tenant of the building( s) to be converted because that <br />tenant opposed, in any manner, the conversion of such building(s). <br /> <br />Retaliatory Evictions <br /> <br />The Applicant may not retaliate against a tenant by evicting him/her without <br />cause because of the exercise of the tenant's rights. <br /> <br />Additional Protections and Benefits Available to Special CateQory Tenants <br /> <br />Special category tenants are persons who fit into one or more of the following <br />separate categories: <br /> <br />1. Elderly persons, defined as those 70 years of age or over at the time of the <br />Notice of Planned Condominium Conversion. <br /> <br />2. Disabled persons, defined as persons who have, at the time of issuance of <br />the condominium conversion permit, a mental, emotional, or physical <br />disability or illness of more than a temporary duration that: <br /> <br />a.
