Fax (541) 465-4722 . 1-800-662-7094 <br />www.satrepc.com <br /> <br />... <br />- <br />SATRE <br />ASSOCIATES <br /> <br />August 2,2007 <br /> <br />SANTA CLARA SCHOOL SITE REDEVELOPMENT <br />METROPOLITAN PLAN AMENDMENT APPLICATION <br /> <br />WRITTEN STATEMENT <br /> <br />PURPOSE: <br />The applicant proposes a site-specific amendment to the Metropolitan Plan Diagram, specific to <br />properties identified on Assessor's Map 17-04-11-41 as Tax Lots 9100, 9200 and 9300 and <br />Assessor's Map 17-04-11-44 as Tax Lots 200,300,400, and 1900 (the "subject site"). lbe <br />portion of the subject site north of Green Lane was formerly the site of the Santa Clara School. <br />This application is submitted concurrently with applications for corresponding amendments to <br />the River Road/Santa Clara Urban Facilities Plan (Refinement Plan) diagranl and text, and a <br />Eugene Zoning Map zone change. Approval will facilitate a residential/commercial development <br />to serve the needs of the Eugene community. <br /> <br />I. GENERAL INFORMATION <br /> <br />Subiect Site <br />The subject site consists of seven tax lots (as described above) with the dimensions as specified <br />herein on the Legal Descriptions (Exhibit A). The area so defined will be referred to in this <br />application as the Subject Site. The site addresses are 2685 River Road (Tax Lot 9100), and 84 <br />Green Lane (Tax Lot 1900). Tax Lots 200, 300, 400, 9200 and 9300 are not addressed. The <br />Subject Site is within the Eugene City Limits. The River Road/Santa Clara Urban Facilities Plan <br />is the applicable refinement plan <br /> <br />Development Sitel <br />The development site consists of the seven tax lots of the subject site, bisected by Green Lane, <br />with the addition of two lots (Tax Lot., 501 and 601 of Assessor's Map 17-04-11-44) that are <br />currently designated for commercial use and zoned C-2, Community Commercial. Tax Lot 800 <br />is also owned by the applicant; however, it is not currently within the boundaries of the City of <br />Eugene and is not subject to this application. Tax Lot 800 will ultimately be integrated with the <br />development site at the time of future Site Review and Planned Unit Development applications. <br />Tax Lots 501 and 601 are not subject to the current application. <br /> <br />1 EC 9.0500 Development Site. A tract of land under common ownership or control, either undivided or consisting <br />of two or more contiguous lots ofrcord. For tbe purpose of land use applications, development site shall also include <br />property under common ownership or control that is bisected by a street or alley. <br />
