It also limits the size of commercial buildings on the site and requires <br />buildings oriented toward intemal streets and sidewalks rather than exclusively to the arterial. <br />Although the Community Commercial zoning district will allow slightly more flexibility of uses, <br />the proposed refinement plan policies requiring subsequent development reviews and limiting <br />building scale will a.<;sure the neighborhood character of future development. For these reasons, <br />the proposed amendments support and implement Metro Plan policies "B.28" and "'B.29.'l <br /> <br />F Transportation Element <br /> <br />The project area is currently served by River Road (a Major Arterial), Hunsaker Lane (a Major <br />Collector) and Green Lane. Hunsaker Lane is a county road that is not improved to urban <br />standards; development of the subject site will include improvements to Hunsaker, proportionate <br />to the impact of development that will bring the road to urban standards. <br /> <br />Additional information in this statement's response to Statev.ride Planning Goal 12 _ <br />"Transportation" is hereby referenced and incorporated. <br /> <br />Metro Plan, Policy F.l: Apply the nodal development strategy in areas selected by each <br />jurisdiction that have identified potential for this type of transportation-efficient land use <br />pattern. <br /> <br />Response: <br />The subject site is identified in TransPlan as "Potential Nodal Development Area 5-C'. <br />Although the area is identified as a potential nodal development area the City ha.<; not identified <br />the site for development as a node. Although the applicant is not specifically developing the site <br />under the nodal standards the applicant's mixed,..use center concept is support of the intent of the <br />node concept. Future development of the site shall take advantage of its proximity to nearby <br />commercial services and existing and proposed transportation networks that complements the <br />nodal standards and provides a scale that is compatible with existing and future residential areas. <br />Please see discussion under Metro Plan.
