Very little vacant land remains for commercial or multi-
family development.
· There is little connectivity between commercial busi11esses and adjacent residential uses. Pedestrian and
bicycle connectivity and enviromnent tor these modes is generally fair to poor.
· Site layouts for commercial uses are generally not consistent with nodal development principles.
· There is still some opportqnil:y t.o influence an'3ngement and type of uses on school site (Santa Clara
Elementary).
· Pedestrian crossing of Division is very difficult. A pedestrian median island was recently instaIJed at
Division and Lone Oak, similar treatments needed in other locations due to heavy traffic volumes and the
number/type of pedestrian and bicycle destinations tIu'oughout the area.
