<br />applicable comments, imd the scopes supplied by these agencies, for the fomler Santa Clara Elementary
<br />School site redevelopment in north Eugene. The proposed 9 acre redevelopment site is planned to be
<br />constructed in multiple phases comprising of a mix of commercial and residential uses, The cun-ent
<br />zone change and plan amendment application are the first step in a multi-phase process to ultimately
<br />develop the properties to a mixed use commercial and residential center.

<br />The proposed changes in zoning could potentially generate 60 additional PM peak hom vehicle trips
<br />when compmlng reasonable worst case development scenarios with and without the proposed zone
<br />cha.'1ge and plan amendments. 'With City, County and State concurrence, the folIO\ving intersections
<br />were e\'aluated for potential operational issues associated with the proposed development Hu'ough the

<br />In summary, the proposed development is not projeck>:d to cause significant adverse impact to the
<br />operational characteristics of the applicable transportation infi-astructure, provided the recommended
<br />mitigation measures are implemented to accommodate the traffic generated by the proposed
<br />development.
