<br />10. RECOMMENDATIONS AND CONCLUSIONS

<br />Transit Facilities
<br />The development site is cun-ently adequately served by public transit. No transit system enhancements
<br />are necessary to accommodate the proposed zone change and plan amendments.
<br />
<br />Non-motorized Facilities
<br />It is recommended the developer construct an on-street bicycle lane on the Hunsaker Lane frontage, as
<br />well as side\va1ks on all site frontages. Additionally, pedestlian street crossing enhancements should be
<br />induded between the residential/cDmmercial sites. Details ofthese erulancements should be reviewed
<br />under future site review applications.
<br />
<br />Crash Analysis
<br />During the tlu'ee year period ofan,dy~;is, there 'Nas a relatively high rate of crashes at the Hunsaker
<br />Lane/River Road intersection. An adjustment to the signal timing or phasing, such as adding all-red t~me
<br />or protected only lefl-turns, would likely reduce future crash rates; ho\vever, no accident reducing
<br />measures are necessary to accommodate the subject development.
<br />
<br />Trip Generation
<br />The proposed development is projected to generate an average of 60 additional PM peak hour vehicle
<br />trips under the reasonable worst case development scenario for the proposed zone change and plan
<br />amendments when compared to a reasonable worst case development under the existing designations.
<br />
<br />Mitigation
<br />It is recommended that the developer construct one additional westbound approach lane at each of the
<br />tv,'o studied public River Road intersections.
<br />
<br />Transportation Planning Rule Criteria
