The questions and staff <br />responses are as follows: <br /> <br />Status of the node in tbe vicinity of tbe proposaL <br /> <br />Assuming that this question is about the references to the subject property being located in a node, <br />TransPlan identifies the subject property within Potential Node 5-C. Node 5-C was not identified as a <br />high priority node at the time that the nodal areas were mapped. Therefore, no measure& to protect the <br />node were developed for Node 5-C (for instance, no IND Nodal Development Overlay, no special area <br />zone such as S-CN Chase Node) and the potential nodal designation is not of any force for development. <br /> <br />The staff report also cites the River Road-Santa Clara Urban Facilities Plan (RRSC) findings which <br />describes a commercial node in the vicinity of the subject property. Specifically, the description of the <br />subarea adjacent to the subject property (subarea h. River RoadlIrving) states that there is a fully- <br />developed commercial node at the intersection ofIrving and River Road (page 2-31). Again, there are no <br />specific develDpment requirements associated with this area being described as a commercial node. The <br />staff report cited the RRSC description afan existing commercial node as part of the staff findings that <br />there is adequate commercial land in this area. <br /> <br />Location(s) of access points to the proposed development. <br /> <br />Current access points to the entire subject development site are two on River Road, 1'.vo on Green Lane <br />(one north and one south) and one on Hunsaker Drive. The "site concept" plan conceptually provides <br />access to the entire subject development site with one access on River Road, two on Green Lane (one <br />north and one south) and 1\\10 on Hunsaker Drive. <br />
