Section
9.7305 of the Eugene Code, Type IH applications, requires the Historic Review Board to conduct
a public hearing within sixty days of submittal of a complete application.

Staff held a predevelopment conference with Terri Harding to discuss the application form and
details of the application process. Subsequently, staff toured the propertyto evaluate the
integrity of the resource and understand landscape issues. The Johansen-Moody House functions
as a popular antique shop in the lower River Road area. This section of River Road has been
- ~adually moving towards office and commercial uses, mainly because of the high volume of
traffic on River Road.. Thi~ is the third application for City of Eugene Historic Landmark status
in this area. The applicant's representative has completed the requisite research, summarizing the
applicable criteria in the submittal. The property is an excellent Eugene example of the
Vernacular Gothic style of architecture, with many original details.

NOTICE

-Owners and occupants within 500 feet of the subject property were mailed notice of the
application and landmark designation hearing on April 26, 2004. Referrals were forwarded to
relevant City staff and the River Road/Santa Clara Neighborhood Group on April 6, 2004. Mark
Whitmill with Building Permit Services provided building code comments on the proposed
change of use from residential to commercial. No comments were received as a result of the
pUblic notice. Public testimony at the hearing included Rob Handy, representing the River Road

Johansen-Moody House (HD 04-01)

May 27, 2004

EXHIBIT _
PAGE _,

Page I

i OF
