Detailed construction and operating cost analysis demonstrating project’s “need” <br />for tax exemption, and that the project could not be built “but for” the tax exemption. This <br />analysis or pro-forma should show the rental rates of each type of unit both with and without the <br />tax exemption. <br /> <br />FINANCIAL FEASIBILITY. <br />2. Information on the property costs and financing for the housing <br />which demonstrates the financial feasibility of the project. <br /> <br />SITE PLAN. <br />3. A site plan and supporting maps, drawn to a minimum scale of one inch equals 16 <br />feet, which shows in detail the development plan of the entire project, including a side and front <br />elevation, showing streets, driveways, sidewalks, pedestrian ways, off-street parking, and <br />loading areas; location and dimension of structures; use of land and structure; major landscaping <br />features; design of structures; existing and proposed utility systems including sanitary sewers; <br />storm sewers, water, electric, gas, and telephone lines. <br /> <br />PUBLIC/PRIVATE ACCESS. <br />4. Description and map or diagram of public and private access to <br />property and parking, and circulation plans for project. <br /> <br />Please provide above drawings on 8-1/2” X 11” size paper for reproduction purposes. An <br />alternative is an electronic PDF version that can be easily printed. The applicant is encouraged <br />to provide, in addition to the above, any additional materials, such as economic feasibility status <br />or market analysis appropriate to the project. <br /> <br />PROPOSED ELIMINATION OF EXISTING STRUCTURES. <br />5. Explanation and justification for any <br />proposed elimination of existing, sound and rehabitable housing on the site. <br /> <br /> <br />
