APPENDIX D <br /> <br />Significant Suitable Land for Enterprise Zone Development <br /> <br />There are approximately 5,564 acres of industrial zoned property within the Eugene <br />Urban Growth Boundary (UGB). With 4,963 acres of industrial zoned property located <br />within the proposed West Eugene Enterprise Zone, 89% of the industrial property located <br />within the UGB will be included in the proposed Enterprise Zone boundary. A detailed <br />zoning map is included in Appendix D-2. <br /> <br />Approximately 1,792 acres of vacant land has been identified within the proposed West <br />Eugene Enterprise Zone boundary, of which 1,401 acres are included within parcels <br />greater than four acres in size. Additionally, the boundary includes an ongoing, adequate <br />supply of previously-developed properties actively marketed for sale or lease. These <br />previously-development sites are important targets for redevelopment and infill <br />development investments. <br /> <br />A portion of the vacant land within the proposed boundary is included in the Greenhill <br />Technology Park, which includes approximately 140 acres of vacant land. There are 40 <br />acres within the Greenhill Technology Park that are included in the State of Oregon's <br />Industrial Site Certification program. <br /> <br />The City of Eugene has spent the past few decades planning and providing necessary <br />infrastructure for the industrial areas included within the proposed boundary. There is <br />sufficient, existing infrastructure and utility service available to all of the sites within the <br />proposed boundary. <br /> <br />A complete map of vacant land is included in Appendix D-3. <br /> <br /> <br />
