<br />Further Ootions <br />In addition to the options outlined above, there are other options, which do not necessarily prevent the <br />ability to rezone property, but could help address neighborhood concerns associated with future zone <br />changes. <br /> <br />4. Site Review: The neighborhood plan calls for the application of site review for zone change requests <br />within this neighborhood. This provision helps ensure that future development address neighborhood <br />compatibility through a public process involving affected neighbors. If the Council felt this tool was <br />not adequate, they could consider undertaking code amendments to the existing site review criteria <br />(see options below). <br /> <br />5. Opportunity Siting/infill Standards: As part of this high priority work task, the City will be <br />addressing infill standards for neighborhoods such as Jefferson Westside. Council will have the <br />opportunity to decide how site specific this effort should be at their joint session with the Planning <br />Commission, currently scheduled for June 28, 2006. <br /> <br />6. Future Code Amendments: The second phase of code amendments will begin soon. Planning <br />Commission and Council will have the opportunity to prioritize the focus of these amendments, <br />which could involve some form of infill standards. <br /> <br />7. Special Area Study: The Council could decide to modify the Planning Division work program to <br />develop a comprehensive set of regulations for th~s portion of the Jefferson neighborhood (similar in <br />scope to the CAFHN project). <br /> <br />If the Council decides the policy direction given through a public process in 1983 to allow medium <br />density housing in this subarea needs to be revevaluated through one of the options above, the <br />discussion about prioritization of the reevaluation could occur at the annual joint meeting with the <br />Planning Commission in the context of all of the planning projects occurring around the City.
