160 Madison Street, Suite
ENGINEERING
TECH MEMO
TO: William Sherlock
Hutchinson, Cox, Coons, Orr& Sherlock, P.C,
FROM: Kelly Sandow P.E.
Sandow Engineering
I
RE: Summit Terrace Dr. Access, Location
Attachment C
Sandow Engineering has reviewed the proposed access location of the subject parcel identified as tax lot
6600 of imap 180403001. The access is proposed onto Summit Terrace Dr. at the southern end of the
property. The following provides Sandow Engineering's considerations and recommendations for the
proposed access location.
ACCESS LOCATION
There are a few items to consider when determining the appropriate location of the proposed site
aCCE!5s. They are driver sight distances, access geometry/Right-of-way requirements, and topography,
9fflMMfflRflzM
The access on to Summit Terrace Dr. shouldbe located to provide optimal sight distance striving to rneet
the standards. According to the American Association of State, Highway and Transportation Officials
(A,ASHTO) standards and guidelines, a residential roadway at 25 mph should have adequate visibility for
a vehicle exiting the proposed street connection to see a vehicle on Summit Terrace Dr. 280 feet away.
At a minimum, the sight distance should be equal to the stopping sight distance of a vehicle traveling on
Summit Terrace Dr. towards the approach location; 135 feet for vehicles traveling south (uphill) towards
the driveway and 215 feet for vehicles traveling north (downhill) towards the driveway.
A site visit performed by Sandow Engineering demonstrated that the intersection sight distance and
stopping sight distance can be met. These distances are met when the driveway is located at the very
southern end of the property, See Figure I for aiin illustration of the location of the proposed driveway
and available sight distance.
Exhibit C
Page I of 5
