<br />AV'ENUE' BETWEEN JEFFERSON AND 'MA'IJI SON STREETS FOR A 60 FOOT STREET RIGHT-OF-WAY. THE
<br />DEEDING OF THIS LAND FOR STREET PURPOSES LEFT A TOTAL OF APPROXIMAT~LY 4,000 SQUARE FEET.
<br />THE WALKERS DESIRE TO BUILD A DUPLEX CONSTITUTING 1,440 SQUARE FEET WHICH IS 36 PER CENT
<br />OF THE SQUARE FOOTAGE OF THE LOT. PROPER SETBACK WOULD'BE MAINTAINED CONSTITUTING 15 FEET
<br />ON OREGON AVENUE AND A T~N FOOT SETBACK ON MADISON STREET~ INASMUCH AS THE WALKERS HAVE
<br />DEEDED THIS 27-1/2 FEET FOR THE OPENING OF OREGON AVENUE, AND THIS WOULD BE A CORNER LOT
