<br /> Ms. Schue said the Joint Housing Committee reviewed this project on more than <br /> one occasion and came to the conclusion that there was sufficient public benefit. <br />e She agreed this project would not be built on the edge of town because it was <br /> high-density, downtown-type housing. She was personally comfortable with this <br /> attempt to use an old building to provide mixed-use and a kind of housing that <br /> is in short supply in the community. She felt the project met the requirements <br /> and standards of the State law under which the council was operating. Property located on the east side of Willamette Street, south of <br /> East 20th Avenue from RG Residential District to R-3 Multiple- <br /> Family Residential District (Jim Richardi) (Z 82-14) (map and <br /> background information distributed) <br /> Recommended approval by Planning Commission on October 5, 1982 <br /> Vote--6:0 <br /> Mr. Gleason introduced Jerry Jacobson, Planning Department staff. <br /> Mr. Jacobson said the zoning request involved a parcel of land located east of <br /> Willamette Street, south of 20th Avenue, involving 17,000 square feet. It is <br /> presently developed with a 13-unit apartment complex. The present zoning (RG) <br /> only allows 12 units on the property. Mr. Jacobson said an additional unit was <br /> added in the 1960's making it an illegal unit. The new owner wished to bring <br /> the complex into conformity with the zoning laws. Mr. Jacobson said rezoning <br /> to R-3 would do that by allowing 14 units on the property. The surrounding <br /> property is primarily RG (Garden Apartment/Residential), although there is some <br /> RP (Residential/Professional) property at the corner.
