It’s yet another example of why <br />Measure 49 is so important. <br />And we’re just in the nick of time – Unless we pass <br />Measure 49 this November, it will be too late and this <br />development, and more, will go forward. I assumed that it would allow limited <br />and reasonable alternatives for the state’s property owners. <br />So imagine my surprise when I found out that a Measure 37 <br />claim would be used to put 157 new homes on 515 acres just <br />beyond my backyard, with no consideration for water sources, <br />transportation infrastructure, pollution or the neighbor’s <br />property rights <br />I was shocked again when I found out that the owner of the <br />property got the green light to move ahead, optioned the <br />property to out-of-town developers and moved away to a new <br />home in Eastern Oregon. <br />We never thought this would happen here. People around the <br />state need to know that, unless we pass Measure 49, our <br />nightmare could become theirs. <br />Measure 49 means that developers like this would only be able <br />to build three homesites unless they prove that zoning actually <br />devalued their property – in which case they could get up to ten. <br />Without the modifications that Measure 49 provides, <br />Measure 37 is an invitation for development where it doesn’t <br />belong….next time it could happen next to your home. <br />And for those who say they want a different solution? We don’t <br />have time. If we don’t fix Measure 37 now – at this November’s <br />election, this kind of massive development of subdivisions will <br />go forward all across rural Oregon. Measure 49 will limit <br />waivers to residential use — no commercial or industrial. <br />A surprising amount of farm and forest land in Benton and <br />Linn Counties is threatened by measure 37 claims. Land that is <br />uniquely productive and growing diverse products for our <br />farm families. The prime forest land in the Coast Range and <br />The Cascades worth billions to our economy and employment <br />for thousands. <br />Measure 49 does not repeal Measure 37. But it does fix <br />the flaws of 37:delivering on the promises made to small <br />individual property owners while preventing the most <br />egregious abuses of huge housing subdivisions, commercial <br />and industrial development, destruction of prime farmland and <br />forests, and threats to water supplies that families depend on. <br />Measure 49; our chance to protect what is special about <br />Benton and Linn Counties. <br />Up to three houses will be allowed on high-value farm and <br />forestland and in groundwater-limited areas. Claimants must <br />follow existing land-use regulations. Every Measure 37 <br />claimant could build one house, regardless of location.
