A higher <br />population of folks living in the downtown area will generate more activity, and more activity will bring the need for <br />more retail related services which will benefit both those individuals who live or work in the area. As a real estate <br />professional, I know how challenging it is for developers to build without the use of tools such as MUPTE. The cost of <br />construction has skyrocketed making it difficult for most new projects to pencil out and make sense for developers. The <br />Gordon Lofts project is a prime example of why the Council approved a revised MUPTE program. Also, it is important to <br />remember that the 5th Street expansion project will generate taxes immediately, with additional funds to come from the <br />apartment building after the exemption period expires.
