o Incentives for Mixed Use Development <br /> · Website. A Mixed Use Development website is a prominent feature of <br /> the Planning and Development internet site. All information pertaining to <br /> the program is placed on that site, including project-specific information <br /> on each of the City's mixed use development projects. <br /> · Presentations to Neighborhood and Civic Groups. City staff has <br /> contacted more than 40 neighborhood and civic groups seeking a time to <br /> meet with those groups to discuss the program. Since January staff has <br /> made 24 presentations to a variety of groups and has scheduled several <br /> others over the next two months. <br /> · Working Ci~. Video. A short video on the Mixed Use program was <br /> featured on the first Working City television show produced for public <br /> access television. That video was shown throughout the month of <br /> September 2004. <br /> · TechnicalAssistance. Technical assistance is primarily provided through <br /> the larger planning projects (like the Royal Avenue and Chase Gardens <br /> Specific Area plans) that are largely supported with Transportation <br /> Growth Management funds. Technical assistance has also been provided <br /> to several individual property owners who requested assistance with <br /> implementation of mixed use projects. <br /> · Workshops In 2003 the City sponsored a public workshop featuring <br /> several presentations by local and regional architects and developers on <br /> mixed use development implementation. <br /> <br />TransPlan Land Use Policy #3: Transit-Supportive Land Use Patterns. Provide for <br />transit-supportive land use patterns and development, including higher intensity, <br />transit-oriented development along major transit corridors and near transit <br />stations; medium and high-density residential development within ¼ mile of transit <br />stations, major transit corridors, employment centers, and downtown areas; and <br />development and redevelopment in designated areas that are or could be well served <br />by existing or planned transit. <br /> <br /> Program Consistency with the Policy. The mixed use (nodal) development <br /> program is based on the provision of these transit-(and pedestrian) supportive <br /> features. All of the projects associated with this program are focused specifically <br /> on implementation of a transit- and pedestrian- supportive land use pattern that <br /> exhibits these features. (See program brochures Exhibit 1-2 and 1-3). From its <br /> inception, the nodal development program has been integrated with planning for <br /> transit facilities. <br /> <br /> A key feature of all mixed use (nodal) development areas is their location on an <br /> existing or planned transit line. As the ideas for Nodal Development and Bus <br /> Rapid Transit matured through the TransPlan process, these two concepts were <br /> completely integrated. Sixteen of the 39 potential mixed use areas within Eugene <br /> are located along potential Bus Rapid Transit Routes; the remainder are all on <br /> existing or planned transit lines. <br /> <br /> <br />
