EXAMPLES OF THE CURRENT AND SUGGESTED FARS OF 1.0 AND .5 <br /> <br />The following three examples are intended to apply the base FARs to properties with the 29th and <br />Willamette Street Node to view the affects of those proposed FARs. These examples do not consider <br />any market forces that would have a direct bearing any of these projects, such as, the adjustment <br />process, financial feasibility, project financing, design potential, etc. The examples are intended to <br />show the building size required if the 30% expansion threshold is crossed and a rough estimate of' the <br />cost outlay to meet that requirement. <br /> <br />Glenwood Caf6 <br />Building Size: 2,112 sf Current FAR .10 <br />Land Size: 20,880 sf <br /> <br />30% Expansion = 635 sf, an expansion larger that this would cause the FAR requirement below to be <br />triggered. <br /> <br />FAR of 1.0 - An additional 18,768 sf would have to be built. At a cost of $125/sf would reqUire an <br />outlay for just the building of approximately $2.35M. This does not address the issues of parking. <br /> <br />FAR of .5 - An additional 8,328 sfwould have to be built. At a cost of $125/sfwould require an outlay <br />for just the building of approximately $1.04M. <br /> <br />Sunrise Asian Market Current FAR .21 <br />Building Size: 6,664 sf <br />Land Size: 31,420 sf <br /> <br />30% Expansion = 2,000 sf, an expansion larger that this would cause the FAR requirement below to be <br />triggered. <br /> <br />FAR of 1.0 - An additional 24,756 sf would have to be built. At a cost of $125/sf would require an <br />outlay for just the building of approximately $3.1M. This does not address the issues of parking. <br /> <br />FAR of .5 - An additional 9,046 sfwould have to be built. At a cost of $125/sfwould require an outlay <br />for just the building of approximately $1.13M. <br /> <br />Willamette Plaza <br />Building Size: 125,000 sf Current FAR .24 <br />Land Size: 525,000 sf <br /> <br />30% Expansion = 37,500 sf, an expansion larger that this would cause the FAR requirement below to <br />be triggered. <br /> <br />FAR of 1.0 - An additional 400,000sfwould have to be built. <br /> Parking at 3.5 cars/I,000 sf of building would require 1,850 parking spaces at 350sf/ <br /> space equals 647,500 sf <br /> <br /> 1 <br /> <br /> <br />
