With the exception of COS-07, the 40 Percent Open Space Requirement for PUDs in the South Hills, they supported moving forward with draft code writing for Batch 2 issues according to the recommendations outlined in the Draft Preferred Concepts Report. For COS-07, they supported a hybrid option that would remove the requirement and rely on COS-04 (Accessible Open Space for PUDs) and existing open space requirements for multi-family developments combine (possible concepts D and E from the draft report). The draft proposed solutions are conceptual only. Actual code language will be crafted in the next phase of the project (Phase 3). This approach is designed to narrow the focus of the code writing process. As part of the incremental review approach taken for this project, community members, the Planning Commission and City Council will be asked to review the draft code language during Phase 3. <br /> <br />Next Steps Phase 3 will involve drafting proposed land use code changes based on the Preferred Concepts Report and feedback received from Planning Commission and City Council. Once drafted, proposed land use code changes will be provided to interested parties for review and comment. Next, the proposed draft code language will be brought to Planning Commission and City Council for review, prior to the start of the formal adoption process. The formal adoption process will include a Planning Commission public hearing and recommendation to City Council, followed by City Council public hearing and action. The project website is updated regularly with information about where we are in the process as well as project resources as they are available.
