Avenue Specific Plan Land Uxe Diagram. Phase II acquisition shall not occur until the <br />subject property is annexed to the Cit.v and final approval of a land partition or of any new- <br />subdivision or planned unk development which includes land abutting Royal Avenue is <br />gaine& The general areas involved in Phase I and Phase II acquisition are shown on the <br />attached map labeled Wallace/Larsen Phased Wetland Acquisition. The property owners <br />may initiate a request that the City purchase these lands for their planned use at any tkne. <br /> <br />With the exception ofthe future extension of Roosevelt Boulevard and the reconstruction of <br />Royal Avenue, the City shall not require the construction of any street or alley depicted on <br />the Royal Avenue Land Use diagram until the property on which that street or alley is shown <br />is annexed to the City and approved for new development. New development is defined~ fbr <br />the purpose offhis policy~ the same as that of Policy #2. <br /> <br />Following adoption of Chapter 9 of the Eugene Code~ 1971 by Lane Count:% the Cky shall <br />work with the Eugene Historic Review Board to secure grant funding to complete a cultural <br />resource survey for btfildings, sites~ structures~ and landscape elements wkhin the Royal <br />Node planning area. <br /> <br />Exhibk B - 4 <br /> <br /> <br />
