The guidelines are intended to promote fle~:ibility and all(Jw <br />for creative design solutions while adhering to the nodal development design principle~. <br /> <br />31. Policy F-2 (Transportation Element) "Support the application of the nodal development <br /> strategyin designated areas through information, technical assistance, or incentives?' <br /> <br />The planning process fbr the Royal node has generated a significant amount of inlbrmation about <br />the node and about the nodal development concept. Plan preparation was assisted by staff and <br />consultants who prOduced a w/de array of technical infon~ation on transportation, street design, park <br />design, housing ~lesign, economics, stormwater design, -wetlands preservation and mitigation, and <br />other Plan elements. The City has assumed considerable cost in preparing wetland plans and <br />inlbrmation that would otherwise have been borne by individual property or, reefs.
