%3805 <br /> <br />(8) <br /> <br />(10) <br />(11) <br /> <br />(14) <br /> <br /> A mix of housing densities, ownership patterns, prices, and building types shall <br /> be developed in the node; <br /> Open space areas adjacent to the node shall be integrated into the overall design <br /> concept for the node; <br /> Existing drainageways shall be maintained and enhanced;. <br /> Homes located along major streets shall be placed so as to face the street; <br /> Streets that front on neighborhood parks shall be lined with homes that face the <br /> park; <br /> Residential accessory units shall be allowed and promoted as a means of <br /> increasing density of development in the area; <br /> Residential garages shall be provided access t~}om alleys whenever possible to <br /> improve the visual character of the street, improve pedestrian qualities along the <br /> street, and to promote construction of small-lot single family housing with <br /> reduced tot widths; <br />(15) Multi-fmmily developments shall retain visual and physical links to adjacent <br /> public parks and natural areas and preserve unique natural f~atures found on the <br /> site; <br />(16) Muki-family developments shall front onto public and private streets wifla <br /> building entrances visible from the street; <br />(17) Setbacks and building designs fbr multi-family developments shall insure <br /> privacy fbr and promote compatibility with abutting lower intensity uses; <br />(18) Vehicle parking lots or areas shall not be located between buildings and the <br /> public street; <br />(19) Large parking areas shall be separated into smaller lots to minimize their visual <br /> impact; <br />(20) Vehicle access points for mulfi4hmily, commercial, and mixe&use <br /> developments shall connect to local or collector streets, via alleys whenever <br /> possible, rather than arterial streets; <br />(21) Commercial buildings shall be designed so as to stircmlate the creation of high- <br /> quality pedestrian use areas and are situated so as to define the street right-of- <br /> way; <br />(22) Commercial buildings shall be designed with building entrances fronting on the <br /> street and with street4acing facades that contain -windows; and <br />(23) A mixture of retail, service, education, office and higher-density residential uses <br /> shall be developed in the node. <br /> <br />S-RN Royal Node ~ecial Area Zone Siting Requirements. In addition to the <br />approval crimria at EC 9.8865 Zone Chan~Approval Criteria, the site must be <br />included within the area depicted on Map 9.3805 S-RN Royal Node Special Area <br />Zone and Subareas. When proper'vi is rezoned to S-RN, as part of the rezoning <br />process, the City shall identify the subarea designation applicable to the property. <br />Within the S-RN Special Area Zone, the 7 subareas are: <br />(1) S-tL~',I/LDR (iow density residential); <br /> <br />Ordinance - 2 <br /> <br /> <br />
