The establishment of the ND Nodal Development <br />Designation on the Metro Plan Land Use Diagram will l~ot change those designations. <br /> <br />EC 9,4290(1)(a)~/ND Overlay Zone~ requires a minimum density of 15 units per net acre for the <br />R~2 zone, 25 units per net acre for R=3~ and 30 units per net acre for R~4. These mkfirntkm <br />density requirements are consistent -with the Medium Density Residential designation in the <br />Metro Plan which specifies a density range of 10-20 units per ~ acre, and the High Density <br />Residential designation which specifies a densky range of over 20 units per gross acre. <br /> <br />Metro Plan Policies <br /> <br />The following Metro Plan policies are applicable to the proposed zone change: <br /> <br />Metro Plan Element A~ Policy A, 11 specifically states: <br /> <br />Generally locate higher densiO; residential development near employment or commercial <br />services, in proximity to major transportation 3~stems or within transportation-efficient <br />nodes (Ch. ~J~-A, as amended ~ 999). <br /> <br />The proposed zone change fhcilka, tes the above policy by altow4ng an increased level of <br />residential densky and use on property that is directly adjacent to existing commercial services. <br /> re~ the relatively close proximity' of the subject properties to ~ver Road also <br />facilitates the above policy by locating higher density development proximate to a major <br />tr~spOrtation System.
