9 APRIL 2019 | PAGE 29 <br />CITY OF EUGENE | STEAM PLANT REDEVELOPMENT DESIGN PROPOSAL <br />EXHIBITS <br />210 CENTURY DRIVE <br />BEND, OREGON <br />RELEVANCE <br />• Lead Developer <br />• Multi-tenant Development <br />• Eugene Capital Investor <br />When the City of Bend made the decision not <br />to expand its urban growth boundary their long <br />range planning objectives reset to focus on mixed <br />use infill projects to accommodate the exceptional <br />growth the community is experiencing. During <br />the heavy winter of 2016, exceptional snowfall <br />accumulation on the roof of the vacant Ray’s <br />Grocery store in Bend’s Westside caused the <br />roof to collapse leading to a complete building <br />loss. These two events led Eugene’s G Group, <br />the property owner, to hire deChase Miksis <br />Development to provide complete development <br />services to repurpose the dated shopping center <br />into a vibrant, mixed use center with 20,000 <br />SF of additional retail and 203 apartments. This <br />project meets the long-term planning goals of <br />the city by adding 203 housing units to the city’s <br />core while remaking a dated shopping center into <br />a neighborhood center with open space, housing <br />and shops giving the owner a much improved <br />asset. <br />In order to meet the technical challenges the <br />project presented and the relationships needed to <br />work with the local jurisdiction, partnerships were <br />formed between firms with local knowledge and <br />firms with the background and expertise in this <br />project type. CS Construction and BLRB are the <br />local firms that understand the community and <br />have the relationships with people approving the <br />project. Essex Construction and GGLO Architects <br />are the experts that ensure the design and <br />technical expertise for success.
