Ordinance No 20619 Exhibit A <br />(a) Camping; <br />(b) Community and neighborhood centers within the S-DR/CL subdistrict <br />(permitted in the S-DR/MU subdistrict); <br />(c) Golf course (including driving range); <br />(d) Dwellings. <br />(7) The following "Utilities and Communications Uses" are not permitted. <br />Telecommunications facilities, except for telecommunications collocation and <br />antenna, as defined at EC 9.0500 and in accordance with EC 9.5750, where <br />applicable. <br />• Section 9.3147 of the Eugene Code, 1971, is amended to provide as follows: <br />9.3147 S -DR Downtown Riverfront Special Area Zone Willamette Greenwav Setback <br />(1) In accordance with the requirements at EC 9.8815(5)(a), a setback line is <br />established to keep structures separated from the Willamette River to protect, <br />maintain, preserve, and enhance the natural, scenic, historic, and recreational <br />qualities of the Willamette Greenway as shown in Figure 9.3135 S -DR Zone <br />Regulating Plan and on Exhibit D to Ordinance No. 20619. <br />(2) Uses permitted in the S-DR/CL subdistrict listed at EC 9.3145(7) have been <br />determined to be consistent with the establishment of the setback, are <br />permitted within the setback, and are considered water -related or water - <br />dependent activities. <br />:.3148 <br />Section 9.3148 of the Eugene Code, 1971, is amended to provide as follows: <br />S -DR Downtown Riverfront Special Area Zone Special Use Standards for <br />Adaptive Reuse of Existing Buildings. <br />(1) For any alterations, expansions, or changes of use of the EWEB <br />Headquarters and Steam Plant as identified on Figure 9.3135 S -DR Zone <br />Regulating Plan, the General Standards for All Development at EC 9.6200 <br />through EC 9.6255, EC 9.6400 through EC 9.6440, EC 9.6500 through EC <br />9.6505, EC 9.6700 through EC 9.6797, and EC 9.6800 through EC 9.6875 do <br />not apply. <br />(2) Alterations and expansion of the EWEB Headquarters or Steam Plant are <br />limited to three additional stories, shall not exceed applicable maximum <br />building height standards at EC 9.3155(3), shall not increase the existing <br />building footprint more than 30 percent, and shall not encroach within the <br />Willamette Greenway Setback for a use that is not water -related or water - <br />dependent. <br />(3) Minimum ground floor height standards at Figures 9.3155(3)(a) through (g) <br />and outdoor storage standards at EC 9.3155(9) do not apply. <br />• Section 9.3150 of the Eugene Code, 1971, is repealed. <br />Page 7 of 39 <br />
