f(Jlin t'~r f!3' Z-

Existing,landUse Patterns in' Area 15, Jefferson-Westside.Nelghborhood
Results of a'windsheildsufvey"December 10-11 J 2006

Area 15 as a whole

Complexes of3 or more units: 95 units, on 28 lots '

Of these, 36 units are purpose-built apartments and 59 units ara in houses that
havfj been converted to ap.arlme.nts. (This also includes lots with one house plus
a duplex; there are 4 'such lots in Area 15.)

Purpose-built duplexes (not sharing a lot with a house): 12 units, 6 lots.

Houses with accessory dwellings visible from street or alley: 116 uinits, 58 lots.

Vacant lots: 5

Of the 241 occupied lots in Area 15, 92 or 38. 1 % have more than one unit visible
from the street, with a total of 223 units on these 92, lots. However, many
acaessoryunitsare built illegally -- either because the property isa rental (and
thus accessory units are disallowed) or to Bvoid paying. fees. On blookS where I
spoke with. residents or had personal experienoe, I found that approximately 50%
of the houses appearing from the street and alley to be single-family actually did
have accessory units. Thus it maybe that, of the 149 lots that seem to be single
family, 50% or 74 do h'ave additionall1:fi)its. This would bring the total of 166 lots,
or 68.8%. of the occupied lots in Area 15 having more than one residential unit.
More conservatively, an estimate of 33% "discreetll accessory units would make
the total 141 Jots, or 58.5%.

Subarea North of the Amazon Canal

3 or more units: 42 units~ 13 lots

Duplexes: 4unitsf 2,Iots

Vi'sible accessory units.: 11

Vacant lots: 2

Apparent single family homes: 7

Estimated 500/0 with accessory units: 3

III -33
