I own a home at 1542 Washington St, Eugene, OR <br /> <br />I should first say that I work for the City as a Rehab Specialist in Community <br />Development and that the following are personal opinions and beliefs and not <br />. those of the City. , <br /> <br />My professional career was in mortgage lending and project development so I <br />have an ancillary background of land use issues. I was also a planning <br />commissioner with the City of Clayton so am able to appreciateithedifficult <br />decisions before the commission and council. My response is not the typical <br />"Not in my backyard" perspective. However, future land use does need to be <br />compatible and sensitive to existing uses. <br /> <br />I relocated to Eugiene from a Planned Community on the Sonoma Coast. We <br />had originally purchased a lot and built there because of the consistency in the <br />application of design. review and land uses. We knew what we were getting into <br />and where development was headed. . <br /> <br />With our purchase on Washington, I thought I had done my homework and was <br />. purchasing in a low density R-1 ares. Needless to say I was surprised to hear of <br />the overlay density. I surely can understand the pressure communities are <br />experiencing with density issues, but also feel that there should be balance with <br />existing neighborhoods, especially heritage neighborhoods where there are no <br />second c.hances. Higher density needs to be addressed throughout the city not <br />just in the downtown area. <br /> <br />With mortgage lending and real estate. the mantra was always location, location, <br />location. However from my perspective, it is more accurate to say that land use <br />is the real key.
