Tualatin~ <br />· Gray did tenanting for Bridgeport Village and Mill Sh.op district in Bend, and has depth <br />in retail market. <br />· Kemper has done a lot of housing. For example, in the Hawthome district in Portland, <br />including mixed income and affordable housing. Kemper also did mixed use, affordable, <br />live...work,. owner-occupied housing in Milwaukie. <br /> <br />· Issues with the KWG Development Partners concepts: <br />o May require significant City financial resources including parking. <br />o Housing density highly desired but reality is that market would require some <br />form of structured, attached parking for residential. <br />o May require a plan amendment to increase the maximum indebtedness for the <br />urban renewal district. <br />o The comprehensive approach would require broad community support and there <br />would be a lot of discussion over something of this magnitude. <br />o Structural condition of the Centre Court building for reuse as a hotel would need <br />to be researched.. <br />o Demolition of the WashbumeBuilding. <br />o Initial concept required control of additional properties the City did not currently <br />have under option; may need to renegotiate extensions on. properties currently <br />under option. <br />o Comprehensive approach may have long term, positive financial implications <br />related to tax revenue within the urban renewal district; spin-off a.ctivity may <br />create additional tax increment associated with other investments. <br /> <br />Staff responded to comments from the committee. <br /> <br />. Developer <br />may have done projects th.at were in tune with what Eugene would like.
