Concern with Beam proposal with Phase One that recreated existing buildings that had <br />struggled at many levels over time. Liked KWG proposal in that if it could not do the whole project, it would still like to <br />expand the Sears project. <br />. Need a critical mass to occur, as with a larger scale project, to be successfuL <br />. May be a way to ask KWG and Beam, or a combination of three developers, to <br />collaborate in ord.er to spread the risk. <br />. CenterCal backed by one of the largest pension funds in the world; financially sound; <br />look at a return over a long time of 20 to 40 years. <br />. Did any of the developers consider Whole Foods as.part of their development? <br />. Was there any opportunity of diverting OTI.e of the developers to consider developing tbe <br />former Whole Foods site? <br />. Most of the developers saw the loss of Whole Foods on East Broad\vay as an opportunity <br />for West Broadway. <br />. None of the developers are unqualified to do the proJect. <br />. Beam and CenterCal proposals contained no owner occupied housing.. <br />. lIotel proposals would support cultural and arts a.ctivities. <br />. Beam good with making things happen; look at achievable scale. <br />. Do multiple party involvement projects make them more feasible or more difficult? <br />. Greg Bryant suggestion of incubation sites could work on the west block. <br />. Downtown above the ground floor with office space stlccessful; street level not <br />successful. <br />. The Shedd ownership had expressed an interest in more hotel space in downtovVll for <br />performers and audiences. <br />. Good things happening all around downtown except in the two block area of West <br />Broadway, including 5th Street Market., MidTown Market, 18th and Pearl, the Courthouse, <br />residential and commercial development in the Ferry Street Bridge area. At least $300 <br />million had been invested around the downtoWn in the last two years, except in this 1\vo <br />block area. <br />.
