Exhibit B <br />accessory dwellings are a second smaller dwelling on a lot that contains a primary dwelling, <br />there are efficiencies because the existing infrastructure, public facilities and services can be <br />utilized for the accessory dwelling. <br />A.13 Increase overall residential density in the metropolitan area by creating more <br />opportunities for effectively designed in fill, redevelopment, and mixed use while <br />considering impacts of increased residential density on historic, existing and future <br />neighborhoods. <br />Consistent with this policy, the amendments create more opportunities citywide for accessory <br />dwellings in areas designed for residential use by increasing the number of zones where <br />accessory dwellings are allowed, and by removing several standards that are not reasonable <br />regulations related to siting and design. The remaining standards, such as building height, <br />setbacks and building size ensure that accessory dwellings have minimal impact on surrounding <br />properties in existing and future neighborhoods. <br />A. 14 Review local zoning and development regulations periodically to remove barriers to <br />higher density housing and to make provision for a full range of housing options. <br />Consistent with this policy, the amendments provide for more opportunities for accessory <br />dwellings by increasing the number of zones where accessory dwellings are allowed, and by <br />removing several standards that are barriers because they are not reasonable regulations <br />related to siting and design. The amendments attempt to strike a balance between maintaining <br />livability within existing neighborhoods and and providing housing for all income levels. <br />Housing Type and Tenure Policies <br />A.17 Provide opportunities for a full range of choice in housing type, density, size, cost, and <br />location. <br />A.18 Encourage a mix of structure types and densities within residential designations by <br />reviewing and, if necessary, amending local zoning and development regulations. <br />Consistent with these policies, the amendments provide for more opportunities for smaller <br />housing types within residential areas by increasing the number of zones where accessory <br />dwellings are allowed, and by removing several standards that are unreasonable regulations <br />related to siting and design. <br />Affordable, Special Need, and Fair Housing <br />A.31 Consider the unique housing problems experienced by special needs populations, <br />including the homeless, through review of local zoning and development regulations, <br />other codes and public safety regulations to accommodate these special needs. <br />A.33 Consider local zoning and development regulations impact on the cost of housing. <br />
