3.3 Residential Middle Options (R-M and R-M Plus) <br />Purpose <br />The purpose of the Residential Middle Options (R-M) and Residential Middle Options Plus (R-M Plus) <br />zones are to allow increased density and housing choices near key transit corridors that fit into the <br />scale and character of existing residential neighborhoods. The R-M Plus district is located along major <br />connector streets to create a strong street presence and increase density along key corridors. The R-M <br />district has a lower density, a height limit that restricts buildings to two and half stories, and does not <br />allow townhouses or quadplexes. The R-M Plus district allows up to three story buildings including <br />townhouses and quadplexes. <br />Building Types <br />• Detached Single-family <br />• Accessory dwelling units <br />• Single-family <br />• Duplexes <br />• Triplexes <br />• Courtyard Houses <br />• Cottage cluster housing <br /> <br />Building Types allowed only in R-M Plus <br />• Quadplexes <br />• Townhouses <br /> <br />Draft Design Objectives <br />(1) Encourage a variety of housing types and sizes that offer options at multiple price points and <br />contribute positively to the character of the neighborhood and walkable streetscape. <br />(2) Provide Housing Type options that transition between mixed-use and multi-family zones and <br />single-family zones. <br />(3) Provide Housing Type options that increase density while maintaining consistency of building <br />scale and character with existing single-family dwellings. <br />(4) Provide attractive and highly functional open spaces that benefit residents and enhance the <br />walking experience within the neighborhood. <br />(5) Promote cohesive architecture that is visually appealing, context sensitive and uses high quality <br />building materials. <br />(6) Incorporate sustainable design elements and green building techniques. <br />(7) Minimize the impact of vehicular uses on the pedestrian environment and adjacent properties. <br /> <br />CC Agenda - Page 45
