3.4 Low-Density Residential (R-1) <br />The purpose of the R-1 Low-Density Residential zone is to implement the comprehensive plan by <br />providing areas for low-density residential use. The R-1 zone is designated for one-family dwellings <br />with some allowance for other types of dwellings and is also intended to provide a limited range of <br />non-residential uses that can enhance the quality of low-density residential areas. With the passage of <br />HB2001, parcels zoned R-1 will be required to include duplexes and accessory dwelling units (ADUs) <br />and may allow all Residential Middle Options building types with restrictions based on minimum <br />lot/parcel sizes and dimensions. <br />3.5 Other existing zones <br />Most of the parcels within the planning area will be rezoned to apply the new zones or will be rezoned <br />at time of annexation. For the remaining parcels, the existing zoning designations will continue to <br />apply (See Section 4 Preliminary Regulating Plans). <br />The following zones will not change: <br />• Agricultural (AG) <br />• Neighborhood Commercial (C-1) <br />• Community Commercial (C-2) <br />• Mixed-Use Employment (E-2) <br />• General Office (GO) <br />• Light-Medium Industrial (I-2) <br />• Public Land (PL) <br />• Low-Density Residential (R-1) <br />• Medium-Density Residential (R-2) <br />• Special Area – Historic (S-H) <br />4. Preliminary Regulating Plans <br /> <br />4.1 Zoning Map <br />The Zoning Map identifies the zone for each parcel within the River Road Corridor Area and the <br />surrounding neighborhood. In addition, possible parcels that may have a Frontage/Activation <br />Requirement in the Design Standards section are identified.
