Throughout all our projects, we strive to incorporate as many sustainable components as <br />possible. We have consciously made the decision not to pursue LEED ratings due to the <br />added costs of compliance auditing and management. We do however incorporate many <br />of the same components found in LEED rated buildings such as energy efficient HVAC <br />systems, separate monitoring of utilities, ventable windows, passive and energy efficient <br />lighting and more. This project will receive this same focus and commitment. <br />The developer feels the Center Court and Washburn Buildings represent a feasible <br />opportunity to preserve two of Eugene’s historical buildings while providing affordable <br />space to small and early-stage retailers and businesses. In addition, the location of these <br />two buildings offers the City an opportunity to provide true work/live space in a <br />downtown location further building on the activity created by recent developments. As <br />provided for in the original RFQ response and attached here, the developer is seeking <br />minimal financial assistance from the City’s Urban Renewal funds and is committed to <br />working with the City to reduce the impact of this development on the URA Funds. <br />
