G. PROPERTY DISPOSITION AND DEVELOPER OBLIGATIONS <br />1. Property Disposition. <br />All real property acquired by the Agency in the plan area, if any, shall be disposed of for <br />development for uses permitted in the plan for the specific uses to be permitted on the <br />real property. Real property acquired by the Renewal Agency may be disposed of to <br />any other public entity in accordance with this plan. All persons and entities obtaining <br />property from the Agency shall use the property for the purposes designated in this plan <br />and comply with other conditions which the Agency deems necessary to carry out the <br />purposes of this plan. <br />2.1.Developer's Obligations. <br />Any developer and the developer’s successors or assigns within the plan area, in <br />addition to the other controls and obligations stipulated and required by the provisions of <br />this plan, shall also be obligated by the following requirements: <br />a. The Developer shall obtain necessary approvals of proposed <br />developments from all Federal, State, or local agencies that may have jurisdiction <br />on properties and facilities to be developed or redeveloped within the plan area; <br />b. The Developer shall develop or redevelop such property in accordance <br />with the adopted land use provisions; <br />c. The Developer shall submit all plans and specifications for construction of <br />improvements on the land to the Agency for review and distribution to <br />appropriate reviewing bodies as required by the City and shall comply with all <br />applicable requirements of existing City codes and ordinances; <br />d. The Developer shall commence and complete the development of such <br />property for the uses provided in this plan within a reasonable period of time; and <br />e. The Developer shall not effect or execute any agreement, lease, <br />conveyance, or other instrument whereby the real property or part thereof is <br />restricted in a manner that does not comply with Section 4.613 of the Eugene <br />Code, 1971. <br />H. REHABILITATION AND CONSERVATION <br />1. Intent. It is the intent of this Plan to encourage conservation and rehabilitation of <br />existing buildings which can be economically rehabilitated.
