• Proximity to Frequent Transit Network (FTN) <br />• Located in other areas of the city (outside of FTN boundaries) <br />The transit proximity compact development adjustments are geographically -based <br />adjustments. The areas in which they may apply are shown on the maps in The Parks and <br />Recreation SDC Project Plan. <br />Compact development adjustments: <br />• Shall be applied to the calculated base parks SDC, prior to the application of any <br />credits or impact reductions; <br />• Are not cumulative, <br />• May not to be applied to single-family detached, duplex or multifamily housing less <br />than 2 bedrooms. <br />1.3.4.1 Transit Proximity Compact Development Adjustments - Frequent Transit Network (FTN) <br />The FTN, as defined by Lane Transit District, provides transit service for at least 16 hours per <br />day with an average trip frequency of 15 minutes or better. The City FTN area is shown on <br />the map entitled Parks and Recreation SDC Incentive Areas in the Parks and Recreation SDC <br />Project Plan, which show the rights -of -way included in the FTN and the centerlines for the <br />FTN corridors. <br />The FTN includes both current and future routes that will provide the above defined level of <br />service. Multifamily residential development units with 2 or more bedrooms will be granted <br />a reduction of the calculated parks and recreation SDC based on the following proximities to <br />the centerlines of the FTN corridors: <br />A. Proposed development located wholly or partially within 0.25 miles of the FTN <br />centerline will be granted a 30% reduction; OR <br />B. Proposed development located wholly or partially within 0.5 miles of the FTN will be <br />granted a 20% reduction. <br />1.3.4.2 Other Areas of the City <br />Multifamily residential development units with 2 or more bedrooms outside of the FTN <br />corridors will be granted a 10% reduction of the calculated parks and recreation SDC. <br />The city will not approve more than one type of location -based compact development <br />adjustment for a development. <br />Table E-15 <br />Compact Development Adjustments for Multifamily Units with 2 or More Bedrooms <br />Adjustment <br />Location (only one applies) <br />Thru 12/31/2021 <br />Beginning 1/1/2022 <br />Within % mile of a Frequent Transit Network route' <br />-- <br />30% <br />Within % mile of a Frequent Transit Network route' <br />-- <br />20% <br />All other areas of the City <br />-- <br />10% <br />See map entitled Parks and Recreation SDC Incentive Areas in the Parks and Recreation SDC Project Plan <br />E-16 <br />
