Characteristics of potential development sites <br />AspartoftheMasterPlanupdate,RS&HhasidentifiedsixsitesattheEugeneAirportthat <br />couldbedevelopedwithusesnotdirectlyrelatedtotheoperationoftheAirport.Figure2 <br />showsthesesixsites.ThemapsinAppendixA(Figure3andFigure4)provideadditional <br />informationaboutthelocationandlimitationsonthesites. <br />Site1.Thisisthelargestofthesixsitesat569acres.Itisthewestmostportionofthe <br />Airportandreservedforfutureaeronauticaluses.ThelimitationsonSite1areprimarily <br />potentialwetlands,buildingrestrictionboundaries,lackofservicebyutilities,andVOR <br />andASRcriticalareas,whichareAirportequipmentthataidsinmediumtoshort <br />distancenavigation. <br />o Potentialwetlandscovermuchofthenorthernportionofthesite;wetlandsare <br />scatteredaboutthesouthernregion. <br />o The50footbuildingrestrictionlineencroachesuponsomeoftheeasternedgeof <br />thesite. <br />o Thesouthernportionofthemostofthewetlandcoverednorthern <br />theVORandASRcriticalareas.GiventhattheVOR <br />criticalareaissubjecttoitsowndevelopmentrestrictionsbyFAAregulation,no <br />3 <br />constructioncantakeplaceinsideitscircumscribedarea. <br />Site2.Thissiteisabout50acresinsize,exclusiveforaeronauticaluseanddevelopment. <br />Withinthissitetherealreadyexistsgeneralaviationairportbuildingsandpavement. <br />TheupdatedMasterPlanincludesplanstomovethesefacilitiestootherpartsofthe <br />Airportinthefuture.Site2isservedwithelectricalservice,telecommunications,water, <br />andnaturalgas. <br />Site3.Site3isthesecondlargestsiteatabout227acres.TheMasterPlanidentifiesSite3 <br />astheareawheregeneralaviationfacilitieswillberelocatedfromotherareasofthe <br />airportincludingSite2.Thelimitationsonthesiteare:potentialwetlands,Automated <br />SurfaceObservingSystem(ASOS)equipment,buildingrestrictions,andlackofmost <br />utilityandinfrastructure. <br />o Thesouthernhalfisalmostentirelypotentialwetlands.Thenorthernpart <br />ofthesitecontainsasmallstripofwetlandrunninginthenorthsouthdirection. <br />o ThissouthernhalfalsocontainstheASOScriticalarea,whichis <br />equipmentusedforobservingmeteorologicalconditionsaffectingaviation <br />operations.TheASOScriticalradiusis500feet.SimilartotheASRcritical <br />areainSite1,theASOScriticalareamaylimitdevelopmentofthissite.Itshould <br />benotedthattheASOSequipmentcouldberelocatedtoothersitesifnecessary. <br />3 <br />ForbothVORandASRcriticalareas,nomodificationscanbemadewithoutpriorFAAapproval. <br />ECONorthwest 4 <br /> <br />
