(1)Areas Designated for Lowand Medium Density Residential.Allowable <br />uses are: <br />(a) One-family dwellings. <br />(b) Accessory Dwellings (1 Per Detached One-Family Dwelling on Same <br />Lot). <br />(c) Duplexes. <br />(d) Triplexes. <br />(e) Four-plexes. <br />(f) Multiple-family dwellings. <br />(g) Home occupations. <br />(h) Bed and breakfast facilities. <br /> <br /> <br />Section 18. Subsections (1), (3) and (8) of Section 9.3625 of the Eugene Code, 1971, <br />are amended to provide as follows: <br />9.3625 S-JW Jefferson Westside Special Area Zone Development Standards. <br />(1) Application of Standards and Adjustment. <br />(a) Application of Standards. Except as provided in (b) below, in addition to <br />the special use limitations in EC 9.3615 and the development standards <br />in EC 9.3625 to 9.3640 and EC 9.5000 to 9.5850, the General <br />Standards for All Development in EC 9.6000 through 9.6885 apply <br />within this zone. In the event of a conflict between those general <br />development standards and the development standards in EC 9.3625 to <br />9.3640, the provisions of EC 9.3625 to 9.3640 shall control. <br />(b) Development Standards for Accessory Dwellings. The development <br />standards applicable to accessory dwellings in the S-JW zone shall be <br />those set out in EC 9.2751(17)(c) and the General Standards for all <br />Development in EC 9.6000 through 9.6885. <br />(c) Adjustment. The development standards in subsections EC 9.3625(6) <br />regarding driveway width and EC 9.3625(3)(a)2.b regarding primary <br />vehicle access may be adjusted in accordance with EC 9.8030(26). For <br />sites zoned S-JW Special Area Zone, these are the only standards that <br />may be adjusted. <br />* * * <br />(3) Alley development standards. <br />(a) Primary Vehicle Access. For the purposes of this section, “primary <br />vehicle access” means the primary means by which inhabitants take <br />vehicular access to a dwelling or on-site parking space(s) provided for a <br />dwelling. Primary vehicle access is determined as follows: <br />1. On an alley access only lot, every dwelling’s primary vehicle <br />access is the alley. <br />2. On a lot that is not an alley access only lot and that, consistent <br />with access standards in the EC, could take vehicular access from <br />an alley, a dwelling’s primary vehicle access is: <br />a. The street, when there is only one dwelling on the lot. <br />b. When there are multiple dwellings on the lot, for each on- <br />site parking space that complies with the standards <br />applicable in the S-JW special area zone and that can only <br />be accessed and exited via a street (i.e., cannot use the <br />Ordinance - Page 17 of 25 <br /> <br /> <br />
