I ~t. g ~ <br />AN ORDINANCE CONCERNING MU-IC WHITEAKER <br />INDUSTRIAI,~COMMERCIAL USE DISTRICT FOR PROPERTIES <br />L(ICATED IN THE DER COMMUNITY; AND DECLARING AN <br />EMERGENCY <br />THE CITY OF EUGENE DGES ORDAIN AS FOLLOWS; <br />Section 1. Descri tion and Pu se. The purpose of the MtJ-IC Whiteaker <br />IndustriallCammercial Mixed-Use District is to encourage a mix of industrial and <br />complementary commercial uses. The district is intended for application to an area that <br />has historically been zoned for industrial use, but which is characterized by a diversity of <br />uses, including industrial operations, quasi-commercial functions, and same residential <br />uses. The district facilitates reuse of existing structures and encourages retention of the <br />character established by the Planing Mill. The district is also intended to expand the range <br />of use which can occur in the area immediately adjacent to the central downtown core. <br />Recognizing that portions of the area where this district will be applied are developed with <br />residences, the district permits continued and new residential use; however, it does not <br />mandate new residential development. <br />Section 2. Permitted Buiidin s and Uses. In this MU-IC District, the following <br />categories of buildings and uses are permitted as a matter of right, subject to the <br />provisions of this MU-IC ordinance and the Eugene Cade, 1971. <br />(a} Light-medium industrial uses as permitted under Section 9.45, Eugene Cade, <br />1971. <br />(b} General and professional office uses permitted in the General Office District <br />under Section 9.439, Eugene Code, 1971. <br />(c~ Amusement and recreation services; <br />1. Dance and health studios and schools. <br />2. Billiard and pool establishments. <br />3. Coin-operated amusement devices. <br />(d} Eating and drinking places; <br />1. Eating places, excluding drive-ins. <br />2. Taverns and micro-breweries <br />(e} Educational services; <br />1. Public schools and accredited private schools. <br />Grdinance - 1 <br />
