general, or professional office development shall be subject to the standards established <br />for the C-2 General Commercial District, Eugene Code, 1971, except as provided herein. <br />~4) Parlo'n~. Gff-street parking shall be provided in accordance with Sections 9.5S1~ <br />to 9.595, Eugene Cade, 1971, except that the minimum parking required for dwelling units, <br />other than quads and quints, shall be one space per dwelling unit. <br />~5} Yds. No lots or development sites in the MU-IC District shall have interior <br />or front yard requirements, except: <br />~a} To maintain vision clearance where streets and alleys intersect with <br />other streets or alleys; or <br />(b) When necessary to comply with the Uniform Building Code. <br />(6} ,,Landscapina. At the time the adjoining property is developed or <br />redeveloped, parking strip landscaping shall be restored, including the fallowing <br />specil~c areas: <br />~a} Between the sidewalk and the curb on the north side of 3rd Avenue, <br />from Washington to Lawrence Streets; <br />(b) Between the sidewalk and the curb along Washington Street; <br />(c) At the northeastern and southeastern corners of the intersection of 3rd <br />Avenue and Lawrence Street; <br />(d) Between the sidewalk and the curb at the northeastern corner of 2nd <br />Avenue and Lawrence Street; <br />(e) Between the sidewalk and the curb along the south side of 2nd Avenue, <br />from Lawrence to Lincoln Streets; and <br />~f) Where openings exist between the sidewalk and the curb on the north <br />side of 3rd Avenue, from Lawrence to Lincoln Streets. <br />Use of benches and moveable planters shall be encouraged. Any permits required by <br />provisions of the Eugene Code, 1971 shall be obtained prior to such restoration or <br />installation of benches and planters. <br />~7) Hei t. Height limitations for main buildings shall be a maximum of 64 feet <br />and 15 feet for accessory buildings. Height limitations established in Section 9.536 (c}, <br />Eugene Cade, 1971, to protect the view to and from Skinner Butte, shall apply to those <br />C]rdinance - 4 <br />
