Subsections (5) and (6) of Section 9.2761 of the Eugene Code, 1971, are <br /> <br />amended to provide: <br /> <br />9.2761 <br /> <br />Special Standards for Table 9.2760. <br />(5) Exceptions to the maximum lot size shall be granted if any of the following is <br />met: <br />(a) <br /> <br />@ <br />7{ CW <br /> <br />(6) <br /> <br />Existing physical circumstances such as topographically constrained <br />lands, conservation easements, existing buildings, or utility easements <br />prevent the ability to further divide the lot. <br />(b) The lot exceeding the maximum lot size is intended to reserve a large lot <br />for future land division with feasibility demonstrated by a conceptual <br />buildout plan. <br />(c) The subdivision achieves a minimum density of 9 units per net acre. <br />(d) The exception will enable protection of natural resources. <br />Unless approved through a planned unit development process, in any 1 <br />subdivision in the R-1 zone there shall be a maximum of 25% duplex lots, <br />15% triplex lots, and 10% fourplex lots permitted. At least 50% of the lots <br />must be for one-family detached dwellings or rowhouses. Fractions are <br />reduced to the next lowest number. <br /> <br />Section 15; Subsection (1) and (2)(a) of Section 9.2775 of the Eugene Code, 1971, are <br /> <br />amended to provide: <br /> <br />9.2775 Residential Flaa Lot Standards for R-1. <br />(1) Purpose.
