Demolition/Site Prep/Relocation Costs: Depending on the property chosen for the civic center <br />or police building, there could be demolition costs, environmental remediation, or other site <br />preparation costs. There might also be a cost for relocating an existing business or facility. <br /> <br />Back-up 9II Center: The City has been looking for opportunities to locate a back-up 911 center <br />that could serve in the event that the 2nd and Chambers primary location is unavailable for any <br />reason. <br /> <br />Telecommunications/Technology Projects and Equipment: New City technology related <br />projects and purchases could be funded from the City's telecommunications fee funds. <br /> <br />Green Building Issues: The project could include additional green building features designed to <br />reduce environmental impacts and decrease operations and maintenance costs in the future. It <br />could also include certification under the US Green Building Council's "LEED" program. <br />Added energy savings features could qualify for energy tax credits. <br /> <br />Other Furnishings, Fixtures & Equipment: Computers, furniture, and other kinds of <br />furnishings, fixtures and equipment that are not permanently attached to the facility cannot be <br />funded with General Obligation bonds. <br /> <br />Transition Costs: During construction, it might be necessary to relocate some functions from <br />their existing locations into rental space, which would cost more than the operations and <br />maintenance costs now being paid for occupying City Hall. There will also be costs to move <br />functions from the old space into a new building. <br /> <br />Bond Issuance Costs: If the facility is funded in part with bond proceeds, a cost factor for bond <br />issuance costs must be included. This will cover such things as bond offering documents, credit <br />rating update, bond counsel and financial advisor fees, and so on. <br /> <br />Other Government Agency Space: Other government agencies might be interested in an <br />opportunity to co-locate at the civic center site or to build a joint use facility. <br /> <br /> L:\CMO\2004 Council Agendas\M040428\S040428A. doc <br /> <br /> <br />
